Cape Town’s Portside awarded another 5 Star Green Star rating

In recognition of its commitment to sustainable investment in green buildings, Portside, an Old Mutual co-owned building in the Cape Town CBD, has achieved a 5 Star Green Star rating for its construction efforts as a premium green building.

The award, a 5 Star Green Star Office v1 AS-BUILT certification by the Green Building Council of South Africa, follows the building’s 5 Star Green Star rating for Design in 2013. The building is the only high-rise building in South Africa to be 5 Star Green Star rated.

Situated in the financial district of Cape Town’s Foreshore, the R1.6 billion building was designed by DHK and Louis Karol Architects.

It features 32 floors, over 52,000 m² of prime AAA office space, 1 200 m² of retail and banking space and 1,382 parking bays.

Both Portside’s 5 Star Green Star Office v1 AS-BUILT and Office Design ratings are based on features which include:
. A high-performance building façade which minimises heat gain in summer and heat loss in winter
. 95%+ high-efficiency LED lighting in offices are parking areas
. Sensors that respond to ambient lighting, switching off lights in unused zones
. A chilled water plant that uses less energy
. Air-handling units with economy cycles to reduce air-conditioning costs
. Water-efficient fittings
. Recycling of rainwater and grey water
. Water and electricity sub-metering and an intelligent BMS that controls heating/cooling, ventilation, lighting and water usage throughout the building

Portside has a system of green leases, which will impact how the building is used. A green lease assumes that a building is only truly green or sustainable if it is operated and managed the way it was intended to be.
