Growthpoint Properties has completed the construction of its Midrand-based green office development, 44 on Grand Central, on time and within budget following a 12-month construction schedule.
The 7 000-m2 development, located in the Grand Central Office Park, is directly opposite the Gautrain Midrand station and hosts Gautrain as a major tenant, occupying 2 500 m2 of the multi-tenanted office building.
Growthpoint Properties Offices divisional director Rudolf Pienaar said the property progressed the fund’s green building drive, and was designed to Green Building Council of South Africa 4-Star Green Star SA rating specifications.
“Recyclable steel and a fly ash concrete mix were used in the construction of the development, which features daylight harvesting, daylight sensors, as well as energy efficient internal and external lighting,” he commented.
The building also has energy efficient motors, pumps and fans and uses external shading, roof insulation and air-conditioning zoning for temperature control.
It also features drought-resistant landscaping with rainwater harvesting for irrigation, low volatile organic compound paint and carpets, as well as a waste management plan.
